Lending and purchasing structures in Germany require high upfront capital reserves:
- Kaufnebenkosten (Ancillary Buying Fees): Purchasing a home triggers significant closing fees, including property transfer tax (Grunderwerbsteuer, 3.5%-6.5%), notary and registry fees (1.5%-2%), and broker fees (up to 3.57%). Totaling 10% to 15% of property value, these costs must be paid in cash from the buyer’s own pocket.
- Expat Down Payments: Foreign workers without permanent residency (Niederlassungserlaubnis) generally need a minimum 10% to 20% down payment on the property purchase price, plus full closing fee coverage in cash.
- Fixed Term Protection: Once locked, the interest rate is protected for 5 to 30 years. German law allows the borrower to break the mortgage without penalty after exactly 10 years by providing a 6-month notice.
